Laguna Beach, California. It is owned and operated by Gary Smith a licensed California Real Estate Broker. The Real Estate Investments
offered will vary in type, but will have the same high expectation of delivering, income and appreciation of your investment dollars
over time as well as significant tax advantages. We continuously develop and maintain a network of trusted relationships with clients
and industry professionals over wide geographic areas. These relationships, combined with our own expertise will offer significant
opportunities aimed at satisfying each client's real estate investment goals.
We will seek to provide high quality Real Estate investments for our clients who are also knowledgeable and
qualified investors. Our specialty is to serve clients who seek to establish their own self directed Real Estate IRA custodial
accounts for diversification of their retirement funds into Real Estate investment strategies.
Whitecap Properties, Inc. will be operated within the highest ethical standards of agency representation. Our goal is maximize the
probability of success by helping our clients diversify their overall retirement portfolios. Whitecap clients will come primarily
from referral, and word of mouth, and repeat investor relationships. We want to work with qualified investors over the long term.
Our intent is to never over extend a client, or pressure a client into a particular investment. For this reason the sales objectives
for Whitecap Investment are gradual. The first year objective is to identify investment opportunities for client's acquisitions
of $5 million in Real Property Investments. The second year target will be $10 million, and for the third and subsequent years
a limit of clients and investments to about $20 million per year invested.
Whitecap Properties, Inc. primary customers will initially come from prior business relationships, friendships, and referrals from these people. Whitecap Properties, Inc. will seek to develop client relationships with a maximum of 150 clients with a minimum net worth of 1 million dollars. We will provide high quality real estate properties over the next 10 to 15 year time frame for our clients self directed real estate investment strategies.
1. Chose a qualified Personal Financial Planner who will help decide the correct portfolio balance between the asset types (Securities & Real Properties) to best fit future retirement needs. (i.e. % of portfolio to diversify into RE, and the rough time frames to accomplish)
2. Consult with Whitecap Properties, Inc.: and discuss the % diversification and time frames to select the best real property fit for your investment purposes: Also we will consider
a. Active or Passive investment preferences,
b. Location of investment
c. Expected return and investment liquidity desired.
d. Maximum Term of your preferred investment cycle.
e. Possible future use for property - i.e. recreation, retirement, etc.
3. Select a Custodian for your Self directed IRA RE investment holdings (if applicable)
4. It may be necessary to seek consult with your CPA or Legal consul for more complex transactions.
Above all else:
Be patient take the time necessary to decide what type of RE investment will best fit.
Be conservative and do not over extend your IRA resources. Whitecap Properties, Inc. will often recommend reducing the normal loan
to value "leverage" in order to achieve more positive cash flow, and to create "a buffer" to any potential negative market cycle.
The purpose of this tactic is to reduce overall risk and to improve long term client investor success.
