Once you have established your criteria for the investment don’t limit the Broker’s search with geographic considerations such as it must be in this town or that city..  
Of course, it‘s true that if the property is close by you can keep an eye on it , but as an investor you desire the most secure and best rate of return on your money.  Simply factor in the necessary property management expenses and examine the bottom line.
In today’s world your choices in RE are not limited by geography.  Very often the overall return of a superb investment make it well worth the bottom line!
Other geographic factors may be Text Box: important however, if you intend to move into or utilize the investment property at some point in the future for your own families use.  
Examples such as a resort property, beach property, or vacation properties that you have specified as preferable for your own retirement use  would be an exception to this rule.  Although, you may often be better using your limited resources to maximize your retirement wealth so you can better afford that vacation home in the end.

The Real Estate investment advisor niche is unusual today.  Understanding that there are three major retirement investment categories is key: 1) personal property,  2) securities (grouped with all banking instruments), and 3) real property estates.  With a combination of these three there will be “good balance” for your own personal retirement portfolio.  Each category should play some role.  Your responsibility is to decide the correct mix of these.
Our role is to represent a client, and work closely with their advisors to legally and  ethically acquire and manage suitable RE investment properties (or RE notes) to achieve their total diversified portfolio objectives, and meet the individuals investment preferences.
